The main costs of selling
- Listing commission: traditionally 2.5% to 3%, but with a 1% Listing Program the listing fee is just 1%.
- Buyer's agent commission: typically offered by the seller and negotiable, and part of any smart strategy.
- Seller closing costs: title insurance, transfer and recording fees, and prorated taxes, usually around 1% to 2%.
- Concessions and prep: repairs, credits, inspections, and small staging or touch-up work.
Add those up and many sellers give up 8% to 10% of their sale price before they see a dime. That is the number Kelly focuses on, because it is the number you actually keep.
What a 1% program changes
On a $400,000 sale, cutting the listing fee from 3% to 1% puts $8,000 more in your pocket before you negotiate anything else. On a $600,000 sale, that difference is $12,000. Every point you do not pay in commission is equity you keep.
